Narrative Description of Project:
The building will be the HQ of the Traffic Management Organization and is primarily conceived to include the Traffic Management Center (TMC), part of the Beirut Urban Transport Project.
The building is composed of 3 basements, a ground floor, plus 3 upper floors, with a total area of about 10,000 sqm. The building contains offices for the various TMO departments: The Administration, On-Street Parking Control, and Traffic Management. It also has space for the Internal Security Forces Regiment detached for this function. In addition to offices and auxiliary areas, the building includes an auditorium and exhibition area for conducting traffic safety and awareness training.
One of the floors is dedicated to the Traffic Engineering Department and the TMC. The latter is a hall in which surveillance and control over the entire Greater Beirut area traffic is conducted. Specialized traffic management personnel sit side-by-side with police and emergency personnel watching traffic along 4-major corridors equipped with more than 50 field video cameras. Information from the field with over 200 signalized intersections is brought in to the TMC for optimization of traffic signal timing. The room is equipped with specialized computer workstations, video walls, and video monitors. The TMC includes also a viewing gallery for the public, and special areas for media to report on traffic conditions.
The entire building is a hi-tech facility equipped with communication networks connected to fiber optic, copper, and SSR (Spread Spectrum Radio) field feeds. Specific areas of the building require very special lighting, air-conditioning, and access control requirements. The building, which is structurally designed for resisting seismic loads, is equipped with reliable stable power systems and equipped with a Building Management System (BMS) to monitor all functions centrally.
Description of Actual Services Provided:
Preliminary and final design, preparation of building permit documents, preparation of execution drawings and technical specifications. Services included all trades architectural, civil, structural, power, electronic, low-current, mechanical, HVAC and landscaping.
